Do It Right the First Time

Selling a home doesn’t have to feel overwhelming. While every transaction is unique, there is a proven process that helps maximize your outcome while keeping things smooth, organized, and low-stress.

Here’s what you can typically expect when working with me:

1. Initial Conversation

We’ll start with a quick phone call, text conversation, or email exchange to discuss the basics of your property, including:

  • Property address
  • Updates or improvements you’ve made
  • Your timeline and goals
  • Expectations around pricing and selling
  • Scheduling an in-person walkthrough

This is simply a chance for us to connect, discuss your situation, and determine next steps.


2. In-Home Walkthrough & Strategy Discussion

Next, I’ll visit the property and do a full walkthrough of the home and exterior. During this visit, we’ll discuss:

  • Overall condition and layout
  • Upgrades and standout features
  • Areas that may benefit from improvement before listing
  • Pricing strategy and market positioning
  • Timeline and preparation steps
  • Questions you may have about the process

This is one of the most important steps in the process because it allows us to build a smart, realistic strategy tailored specifically to your home and goals.


3. Preparing the Home for Market

In most cases, major renovations right before selling are unnecessary and don’t provide a strong return on investment. However, smaller improvements can often make a meaningful impact.

Depending on the property, I may recommend things like:

  • Decluttering and depersonalizing
  • Furniture rearranging or light staging
  • Touch-up paint
  • Minor handyman repairs
  • Improving curb appeal
  • Deep cleaning

I’ll provide honest recommendations on what is worthwhile — and what is not.


4. Listing Preparation & Paperwork

Once we’re ready to move forward, we’ll complete the listing agreement, seller disclosures, and all required paperwork.

At this stage, we also finalize pricing strategy, showing expectations, and launch timing.


5. Professional Photography & Marketing

Professional photography is scheduled prior to the home going active on the MLS. Ideally, photos are completed at least a week before launch to allow time for marketing and buyer interest to build ahead of “opening day.”

In the days leading up to launch, we begin marketing efforts designed to maximize exposure and generate early interest.


6. Going Live on the Market

Most homes are listed on a Thursday or Friday to maximize weekend traffic and showing activity.

Once the home is active:

  • Showings begin
  • Buyers and agents start touring the property
  • Open houses may be scheduled
  • Feedback and market response are monitored closely

We’ll work together to make the showing process as smooth and manageable as possible.


7. Reviewing Offers & Negotiation

When offers come in, we’ll review every detail together and discuss the best strategy moving forward.

The strongest offer is not always simply the highest price. We also evaluate factors such as:

  • Financing strength
  • Inspection terms
  • Closing timeline
  • Appraisal risk
  • Contingencies
  • Overall likelihood of closing successfully

My goal is to help you make the best overall decision for your situation.


8. From Contract to Closing

Once an offer is accepted, I remain involved throughout the remainder of the transaction to help coordinate inspections, negotiations, timelines, communication, and closing details.

Real estate transactions can involve unexpected issues, and my role is to help navigate those challenges while keeping the process moving forward smoothly.
